Sharn Louw spreek die lede van Tuine en Tossels toe gedurende hulle onlangse byeenkoms te Builder’s Home in Heiderand.

Gedurende Tuine en Tossels se eerste byeeenkoms van die jaar het Sharn Louw (gas spreker) ‘n aanbieding gemaak van die nuutste giere in binnehuise ontwerp wat deur almal teenwoordig baie interessant gevind is.

Carina Beyers en Adele Fockema het bygestaan met die uitstalling van goedere in die winkel en al die dames wat gehelp het met die tee en versnapperinge word hartlik bedank. Die oggend is terdee geniet deur almal teenwoordig. Die byeenkomste geskied elke tweede Dinsdag van elke maand.

SECTIONAL TITLE MADE EASY

According to SAPTG and WINDEED the Deeds Office reports ownership in the region of 5000 Sectional Title Units in the Mossel Bay and surrounding areas.

This column in the next few publications of Mossview will be devoted to short articles on different facets of the Sectional Title lifestyle and readers are invited to approach the author for information and advice.

Ownership in Sectional Title Schemes.
Owners in a sectional title scheme own the inside of their sections up to the median of the dividing walls, floors and ceilings as the case may be, plus an undivided share in the common property. This is referred to as an unit and recorded on a Site Development Plan, which is approved by the Chief Surveyor-General and registered in a Deeds registery.

This means the common property belongs to all owners to enjoy and use for their benefit.
The developer visualises the project, materialises the concept and constructs the scheme according to the Sectional Titles Act 95 of 1986.

Once the first unit has been registered into a new owners name, a body corporate is formed at the inaugural meeting which has to take place within 60 days after the first registration in an owners name.

Share in the common property is expressed as Participation Quota (PQ) Basic PQ formula: The floor area of a section is divided by the total floor area of all sections in the complex expressed to 4 decimals.

Parts of the common property may be exclusively used by some owners for their enjoyment and benefit, but only for the use for which it is designated e. g. carport.

 

The Exclusive use area is for the owner.
According to the Act the owners have to elect trustees at every Annual General Meeting according to rules by a required quorum. The trustees hold office up to the next AGM.

Trustees have a fiduciary responsibility towards all owners of the complex to manage and direct a fund set up in a bank account to which owners have to contribute according to Participation Quotas (PQ). Out of this fund all costs of the Body Corporate for the scheme to function, is covered. Trustees don’t receive any remuneration for their services.

The management is controlled in such a way that owners with majority vote directs standard decisions at General and Special meetings to which the trustees have to abide, most important of all a budget for the ensuing financial year.

The sectional title living is a lifestyle for people who prefer regulated, organized and shared living, made easy by services rendered such as garden services, security, maintenance, administration of funds etc. This lifestyle is very attractive to modern day busy professional people from every walk of life or age, as well as people with holiday houses who prefer a “lock-up and go” situation, a prevalent occurrence in Mossel Bay.

The Dana Bay Conservancy will host a very special presentation on Thursday, the 5th of March at 19:00 in the Dana Bay Community Hall.
Living in a conservancy we care about our Environment, especially our wildlife.

In ons Bewarea gee ons om vir ons omgewing en in besonder vir die wild lewe.

Op Donderdag, 5 Maart bied die Danabaai Bewarea ‘n spesiale aanbieding aan oor multi-spesie rehabiillitasie. Die sprekers is Len en Mandy Freeman van “Tenikwa Wildlife Awareness and Rehabilitation Centre” buite Plettenbergbaai. Hulle is bereid on hul kennis met ons te kom deel oor wat die pupliek te doen staan as hul op ‘n beseerde dier afkom. Die aanbieding vind plaas by die Danabaai Gemeenskap Saal om 19h00 op 5 Maart 2015.

Die eerste drie dae nadat ‘n wilde dier uit sy omgewing verwyder word is die ‘goue ure’ wat die sukses van sy rehabilitasie sal bepaal. Beseerde of verwerpte diere word uit hul bekende natuurlike habitat gegryp en deur die spesie wat hul ten alle opsigte probeer vermy, gehanteer. Omgewingstress is die vergete moordenaar wanneer ons as ‘n lid van die publiek, ‘n beseerde wilde dier hanteer.

Sedert die Freeman egpaar elf jaar gelede uit KZN verhuis het, is hul besig met die rehabilitasie van wildlewe in Die Tuinroete. Hul bedryf Tenikwa Wildlife Rehabilitation Centre vanaf Die Crags, net buite Plettenbergbaai waar ongeveer 200 diere en voels jaarliks tot hul hospital toegelaat word. In samewerking met die Kaapse Natuurbewaring word die diere gestabiliseer, gerehabiliteer en vry gelaat waar hul hoort.
Amal wat wil leer hoe om ons wild te red is welkom! Bring jou vriende, familie en kinders en kom geniet die bespreking oor ‘n koppie tee/koffie en verversings na die aanbieding.

Antarctica is a place that leaves one with lasting impressions and a passion for this
unpredictable beauty.
Imagine a place that is 11 times the size of the RSA- it is the seventh continent , the
5th largest continent and boasts various world records –none of which is
comfortable for homo sapiens ….and just as well, or otherwise it also would have
been on the brink of destruction. It is the highest ( due to the enormous amount of
ice that has accumulated over millions of years – over 4 kilometers thick in places),
the driest ( therefore often referred to as the white desert with an average
precipitation of only 10-12 cm per year ), the coldest ( holding the record low
temperature of minus 88 degrees Centigrade at the Russian base Vostok ( not a
USA base , funny enough!!) , an average annual temperature of – 57
C at Vostok and more than 20 C colder than any other place on earth, as well as
being the windiest ( with winds blowing in excess of 240 Km / hour for days on end
when catabatic and cyclonic winds combine!! )
Imagine a place that has trapped 90 % of the worlds fresh water in the form of ice .
Man has still not reached the level of expertise required to utilise this untapped
resource for the water shortages else where on the planet.
It is as though Antarctica is protecting itself from human invasion….and it is doing a
sterling job !!
